Position Overview

We are seeking an experienced and results-driven Commercial Property Manager to oversee a portfolio of commercial properties in the Wichita market. This role is responsible for maximizing asset performance, maintaining high tenant satisfaction, and ensuring properties are operated efficiently and in accordance with ownership objectives.

Key Responsibilities

Property Operations

  • Oversee day-to-day operations of assigned commercial properties (office, retail, and/or industrial)
  • Ensure properties are well-maintained, clean, and compliant with all local, state, and federal regulations
  • Conduct regular property inspections and implement preventative maintenance plans

Financial Management

  • Prepare and manage annual operating budgets
  • Monitor income and expenses to ensure financial performance meets or exceeds targets
  • Review and approve invoices, manage accounts payable/receivable, and oversee rent collections
  • Provide monthly financial reporting including variance explanations

Leasing & Tenant Relations

  • Coordinate leasing efforts with brokers and ownership to minimize vacancy
  • Negotiate lease terms, renewals, and amendments
  • Maintain strong tenant relationships and promptly address concerns
  • Enforce lease terms and handle delinquency, defaults, and legal processes as needed

Vendor & Contract Management

  • Solicit bids, negotiate contracts, and oversee third-party vendors and service providers
  • Ensure quality work is completed on time and within budget
  • Maintain vendor compliance including insurance and licensing requirements

Capital Projects

  • Assist with planning and execution of capital improvements and tenant improvement projects
  • Coordinate with contractors, engineers, and ownership on project timelines and budgets

Compliance & Risk Management

  • Ensure compliance with all applicable codes, safety standards, and regulations
  • Manage insurance requirements, incident reporting, and risk mitigation strategies

Qualifications

  • Bachelor’s degree in Business, Real Estate, or related field (preferred) or commensurate experience
  • 3–5+ years of experience in commercial property management
  • Strong understanding of commercial leases (NNN, gross, modified gross)
  • Experience with budgeting, financial reporting, and CAM reconciliations
  • Proficiency in property management software (e.g., AppFolio, Yardi, or similar)
  • Excellent communication, negotiation, and organizational skills

Pay: $60,000.00 - $68,000.00 per year
